Casa Grande, AZ Accessory Structures: Shed & Carport Rules (2026)

Casa Grande Municipal Code § 17.52.100 sets tiered setbacks for detached accessory structures, uses and equipment in residential zone districts. A shed six feet tall or less that is screened from public view by an opaque wall or fence may have a zero setback from the rear and side property lines. Between six and twelve feet, the structure needs a three-foot setback from the rear or side line (reduced to zero if that line abuts a dedicated public alley). Anything over twelve feet must meet the same rear and side setbacks required for the principal house.

Front and corner side setbacks always match the principal structure's setback. Eaves, overhangs and cornices may encroach up to eighteen inches into a required setback but never past the property line, and every accessory structure in the rear yard together is capped at 25% of that yard's area. Separately, § 17.52.080(D) limits a single-family accessory building or garage to 675 square feet of floor area unless the property owner obtains a conditional use permit for a larger structure, and § 17.52.080(E) allows only one detached, private garage permit per dwelling.

Enforcement runs through the zoning administrator, who issues a written correction order under § 17.72.020 identifying the violation and the deadline to fix it; decisions can be appealed to the board of adjustment under § 17.72.030.
