Shed permit rules in Davis, CA — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
Davis regulates accessory structures, including storage sheds, through its zoning code (Chapter 40) and published Accessory Structure Development Standards. A small storage shed no larger than 120 square feet may sit within the required rear and interior side yard setbacks.
Under the city's accessory structure standards, a small storage shed of 120 square feet or less may be located within the required rear-yard and interior side-yard setbacks if it is parallel with or behind the front of the primary structure. Maximum shed height is 8.5 feet to the roof peak, with a 7-foot maximum wall height (except at gable ends). Larger accessory structures have a 15-foot maximum height, and a non-habitable accessory structure generally may not exceed 25 percent of the primary structure's gross floor area, including an attached garage. Where no fence separates the lot from adjoining lots, a minimum 3-foot side and rear setback applies. Small sheds may be permit-exempt but must still meet zoning setbacks.
Sheds or accessory structures built without required permits, exceeding size or height limits, or placed in violation of setbacks are code violations. Davis Code Enforcement responds to complaints and can require correction, removal, or permitting.
