Shed permit rules in Edison, NJ β also referred to as storage shed, backyard shed, or accessory building regulations β set size limits, setbacks, and when a building permit is required.
Sheds in Edison require a Chapter 37 zoning permit with a plot plan. Maximum height is 15 feet, aggregate accessory-structure ground coverage may not exceed 10% of the lot or 35% of the rear yard (whichever is less), and the zoning application fee is $100.
Edison Township regulates sheds and other accessory structures under Chapter 37 (Zoning) Β§37-48.17. A shed application is filed with the Planning and Zoning Division and consists of (1) a Zoning Application form, (2) a $100 application fee, (3) a property survey or scaled plot plan showing the proposed shed location and dimensions to all lot lines, and (4) shed specifications including height, footprint, materials, and foundation type. Setback rules require the shed to comply with the rear and side-yard accessory-structure setbacks of the underlying zone (typically 5 to 10 feet depending on zone and lot size). Maximum shed height is 15 feet measured from finished grade to the peak of the roof. Aggregate ground coverage by all accessory structures on the lot - sheds, detached garages, gazebos, pool houses combined - may not exceed 10% of the total lot area or 35% of the rear yard area, whichever is the lesser figure. After the zoning permit is issued, sheds larger than 200 square feet, sheds with electrical or plumbing service, and any shed on a permanent foundation require separate NJ Uniform Construction Code subcode permits (building, electrical, plumbing) under N.J.A.C. 5:23. Sheds under 200 square feet and without utilities generally qualify as ordinary maintenance under the UCC and are exempt from the construction permit, though the Township zoning permit is still required. Pre-fabricated sheds, including resin and metal kits, are subject to the same rules as site-built sheds.
Installing a shed without the Chapter 37 zoning permit is a violation subject to a stop-work order and an order to either remove the shed or file a retroactive application with double fees. Exceeding the 10% / 35% accessory-structure coverage limit triggers a non-conforming structure violation with daily fines under the Township general penalty schedule.
