Lauderhill, FL Accessory Structures: Shed & Carport Rules (2026)

Section 5.38.8 of the Lauderhill Land Development Regulations sets a fallback standard for storage sheds in the RS-4, RS-5, RM-5, RM-8 and RM-10 zoning districts when a shed cannot meet the ordinary setback requirement of paragraph 5.1.2.C. Under that fallback, only one storage shed is permitted per principal building on the lot. The shed must sit at least three feet from the rear lot line and three feet from the side lot line, and its maximum dimensions are capped at ten feet by twelve feet with a height of eight feet. The shed must also sit in the rear or side yard, enclosed by a six-foot-high fence that conceals it from view off the property; a chain-link fence can substitute if paired with a six-foot continuous shrub planted along it so the shrub, not the chain link, screens the shed.

These shed-specific rules sit inside the broader storage and utility building standards of Section 5.38. Section 5.38.2 requires storage buildings and greenhouses generally to comply with the standard distance-between-buildings and setback rules from property lines, while Section 5.38.3 confines them to side and rear yards and bars any encroachment into a required building setback along an abutting right-of-way. Section 5.38.4 counts these accessory structures toward the lot's impervious surface and floor area ratio calculations for the principal use, and Section 5.38.7 requires the shed to be anchored to a concrete slab and to meet South Florida Building Code requirements. Section 5.38.5 separately bars using a vehicle, including a manufactured home or mobile home, as a storage or utility building.
