Material standards scale with size: a structure up to 120 sq ft must closely resemble the main building; 120-300 sq ft requires wood, fiber-cement planking, equivalent siding, or masonry; over 300 sq ft requires masonry. No structure may sit in a public utility easement, and an accessory building cannot exist without a main building. A detached enclosed garage is treated as part of the primary structure, not an accessory building.
Placing a shed in front of or beside the house, encroaching past the reduced 5-foot rear setback or within 3 feet of another structure, building in a utility easement, exceeding the height limit, or installing a larger structure without the required siding/masonry or a Special Use Permit can result in code enforcement and removal orders.
