Shed permit rules in Sunrise, FL — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
Sunrise requires a city building permit for every new or replacement shed — there is no small-shed exemption. A storage shed may be up to 100 square feet and 9 feet high, set back at least 5 feet from side and rear property lines, and never over an easement.
Unlike the common 'under 120 square feet, no permit' rule, Sunrise requires a building permit for all new and replacement sheds. Under Land Development Code Sec. 16-118(a)(1), a storage shed cannot exceed 9 feet in height or 100 square feet in floor area, and it may sit in a side or rear yard only where the adjacent property line does not abut a public or private right-of-way, set back a minimum of 5 feet. A shed may not be built over a utility or drainage easement, and corner lots carry extra rules. Because Sunrise is in Broward's High-Velocity Hurricane Zone, sheds must meet HVHZ anchoring and product-approval requirements.
