Sunrise requires native trees to make up at least 50% of required trees, and Fla. Stat. §373.185 guarantees homeowners the right to Florida-Friendly Landscaping. Required single-family sod must be St. Augustine Floratam.
Sunrise's landscape code builds native planting into its requirements: native trees must constitute a minimum of 50 percent of the trees required by the code, and no single species may exceed 30 percent (Sec. 16-165). Single-family lots plant from the city's Approved Plant List for Single-Family Homes, including a Group A front-yard tree, and required lawn areas must be sodded with St. Augustine Floratam. Fla. Stat. §373.185 protects a homeowner's right to install Florida-Friendly Landscaping using the UF/IFAS nine principles, so an HOA cannot outright prohibit it. Replacement and relocation plantings must follow Florida-Friendly practices where practicable, and nuisance exotics such as melaleuca and Australian pine may not be used.
No city penalty for choosing native or Florida-Friendly landscaping. HOA fines punishing code-compliant Florida-Friendly yards may be unenforceable under Fla. Stat. §373.185.
