In Sunrise's RS-3 and RS-5 single-family districts, homes need a 25-foot front yard, a 15-foot rear yard, and side yards of 10 feet (RS-3) or 7.5 feet each side (RS-5). Corner lots add a 20-foot street-side yard.
Sunrise Land Development Code section 16-69 sets yard setbacks for the RS-3 and RS-5 low-density single-family districts. Residential front yards must be at least 25 feet deep from the right-of-way and rear yards at least 15 feet, increasing to 25 feet where the lot backs onto a waterway or a second street. RS-3 requires 10-foot side yards, or a 7.5-/12.5-foot split; RS-5 requires 7.5 feet on each side. Corner lots must provide a 20-foot side yard along the side street. The planned single-family RS-7 district (section 16-70) instead clusters lots with 15 feet between buildings. Setback variances go to the Planning and Zoning Board.
Building inside a required setback triggers a stop-work order from Sunrise Community Development and correction or removal at the owner's expense, with code-compliance fines up to $500 per day heard before the special magistrate.
