Under Sunrise Land Development Code section 16-69, principal and accessory buildings may cover no more than 40 percent of an RS-3 or RS-5 single-family lot, and at least 30 percent of the lot must remain landscaped or pervious. Section 16-70 sets the same 40-percent building-coverage cap for the RS-7 planned single-family district. Nonresidential uses in these districts may cover up to 50 percent. Minimum lot area is 11,500 square feet in RS-3 and 6,000 square feet in RS-5, with minimum floor areas of 1,800 and 1,400 square feet respectively. Coverage variances require Planning and Zoning Board approval.
Exceeding the 40-percent coverage cap or dropping below the 30-percent pervious minimum triggers a correction order from Sunrise Community Development; impervious area may have to be removed, with code-compliance fines up to $500 per day.
