Vineland, NJ Animal Ordinances: Veterinary Clinic Zoning (2026)

The Vineland City Council zones veterinary practices as a commercial use, not a home occupation or general office use. City Code § 425-295, the B-3 Business Zone standards, lists Animal hospital as item nine in its roster of permitted uses, the same zone that allows restaurants, gasoline stations, public garages, produce markets and hotels along the City's highway corridors. Because § 425-296 carries forward the B-3 use list into the larger B-4 Business Zone, with several exclusions that do not include animal hospital, a veterinary practice may also locate in a B-4 tract.

City Code § 425-270, the Land Use chapter's definitions section, defines animal hospital as any place where animals or pets are given medical or surgical treatment by a veterinarian, and adds that boarding of animals shall be limited to short-term care incidental to the hospital use, so a full boarding kennel operation is not automatically authorized just because a site holds an animal-hospital zoning approval. A veterinarian's own office use is separately excluded from the definition of a medical office and a professional office elsewhere in the same definitions section, which keeps veterinary practices out of the professional-office track available in the R-1 Residential Zone. Enforcement of the Land Use chapter, including its permitted-use lists, falls to the Zoning Officer under City Code § 425-312.
