Wellington, FL Building Safety: Electrical Permits (2026)

Sec. 5-1(b) of the Code of Ordinances adopts, by reference, the group of codes known as the Florida Building Code 8th Edition (2023) together with the 2020 National Electrical Code, the Florida Fire Prevention Code, and the 2021 International Property Maintenance Code, and directs the building official to enforce them as amended. Sec. 5-2 adopts the companion Wellington Building Code Administrative Code to enforce those technical codes, and its Section 105.1 requires any contractor, owner or authorized agent under Florida Statute 489 to first apply to the building official and obtain a permit before installing, enlarging, altering, repairing, removing, converting or replacing an electrical system regulated by the code.

Sec. 105.2 lists narrow work exempt from a permit, including repair or replacement of like-for-like household electrical fixtures, switches and outlets on the load side of the electrical source, temporary systems used solely to test or service other electrical equipment, and radio or television transmission equipment other than its power supply, towers or antennas. Sec. 105.2.1 requires emergency electrical repairs to be reported to the building official the next business day even though the repair itself proceeded without a permit. Sec. 105.3 requires the application to be filed on the building department's form, in person or electronically, and Sec.

105.3.1 lets the building official reject an application that does not conform to the code, in writing, stating the reasons. Working without the required electrical permit exposes the contractor or owner to the citation schedule in Sec. 2-47, which lists failure to obtain a building permit as a Class I offense cross-referenced to Sec. 5-2-105.1.
