Frederick County, VA Building Safety: Fire Sprinkler Requirements (2026)

F of the Frederick County Code, part of the Fire Prevention and Protection chapter's general construction requirements, requires that all valves controlling the water supply for automatic sprinkler systems, along with pumps, tanks, water levels and temperatures, critical air pressures, and water-flow switches, be electronically supervised by a listed fire alarm control unit. That duty was added to the code on May 8, 2019, and it applies to commercial and multi-family construction subject to the article, administered by the Fire Marshal and Fire Code Official.

The county carves out seven exceptions from the supervision requirement, most notably automatic sprinkler systems protecting one- and two-family dwellings, along with limited-area systems serving fewer than 20 sprinklers, NFPA 13R systems sharing a domestic and sprinkler supply main without a separate shutoff, and various sealed or locked-open control valves such as jockey pump valves and commercial kitchen hood suppression valves. F exempts one- and two-family homes outright, Frederick County's fire code does not impose the electronic monitoring burden on typical single-family residential sprinkler installations, even where a builder voluntarily installs a system. H to require construction documents, calculations and permits for the installation, rehabilitation or modification of any fire protection system, including sprinklers, before work begins.
