Grand Prairie, TX Building Safety: Fire Sprinkler Requirements (2026)

Before a building permit issues, Sec. 12-4(a) sets fire hydrant spacing: single-family and two-family districts need hydrants at no more than 800 feet apart with no structure farther than 500 feet away by hose-lay route; multi-family, retail, commercial, downtown and industrial districts tighten that to 300-foot spacing and a 400-foot maximum. Group R-3 and Group U occupancies, and any building already covered by an approved automatic sprinkler system, get relaxed to a 600-foot distance requirement. For land zoned agricultural, Sec. 12-4(a)(5) applies the same single-family spacing standard, but if no water main sits within 600 feet of the property, the fire chief may accept an alternative water supply instead of a hydrant: a residential fire sprinkler system, or a stored water supply the chief prescribes.

A refusal of a building permit under this section can be appealed to the fire board of appeals within 10 days of the fire chief's decision under Sec. 12-4(b); that board, per Sec. 12-3(d), should include at least one member with sprinkler-system knowledge or a licensed sprinkler engineer. Separately, Sec. 12-12, added by the city's 2019 amendments to the 2015 International Fire Code, requires that wherever a building is protected by a sprinkler system, its attic spaces and attached garages must contain sprinklers that are protected from freezing and designed to NFPA 13R; if 13R doesn't address the specific design situation, the contractor must fall back to full NFPA 13 design and installation standards.
