Dallas Fire-Rescue enforces sprinkler standards through Chapter 17 (Fire Code) and Chapter 53 (Building Code). New commercial construction over fire-area thresholds in IFC Chapter 9, high-rise buildings, hotels, assisted living, and most multifamily projects must install NFPA 13 systems with monitored alarms. Single-family homes exceeding the local square-footage trigger (commonly 6,000 square feet of conditioned area) or homes more than one travel path beyond the nearest hydrant must install NFPA 13D residential systems. Existing buildings face retrofit only when undergoing substantial renovation or change of occupancy. Plans must be sealed by a licensed Texas RME-G fire-protection engineer, and acceptance testing requires Dallas Fire-Rescue inspector witness before certificate of occupancy issues.
Operating without required sprinklers is a Class C misdemeanor with fines up to two thousand dollars daily. Dallas Fire-Rescue may red-tag buildings, suspend certificates of occupancy, and require fire watch personnel until repairs are re-inspected.
