Peoria, AZ Building Safety: Fire Sprinkler Requirements (2026)

Peoria City Code Section 9-33 amends International Fire Code Section 903.2.8, Group R, adding Section 903.2.8.1 for Group R-3 occupancies. Under Section 903.2.8.1.1, all new Group R-3 construction (Peoria's category for detached one- and two-family homes) must install a residential fire sprinkler system sized to the FIRE AREA of the building, and if a patio carries livable space directly above it, that space needs sprinkler protection too. Section 903.2.8.1.2 extends the mandate to remodels of existing Group R-3 buildings that need a City permit, once any one of three conditions is met: the remodeled fire area reaches 5,000 square feet or more, required fire flows under Appendix B and Table B105.1 can't be met, or the home isn't tied into a public or public-service-corporation water system.

The same local amendment package layers on parallel sprinkler mandates for other residential classes: Group R-2 apartment buildings (Section 903.2.8.5) face the same new-construction and remodel triggers, and Group R Occupancies inside a designated Urban-Wildland Interface Area must additionally comply with the 2018 International Urban-Wildland Interface Code under Section 903.2.8.6. Section 903.3.1.3.1 further requires that any attached garage on a home with a required sprinkler system get its own sprinkler coverage, calculated on a two-head flowing basis with intermediate-temperature heads.
