Redding requires automatic fire sprinklers in all new one- and two-family dwellings and townhouses under California Residential Code Section R313, adopted through Title 16 of the Redding Municipal Code, designed and installed to NFPA 13D as adopted in California. Redding Municipal Code Title 16 adopts the California Building Standards Code, including the California Residential Code and California Fire Code. The combined effect: (1) Automatic fire sprinklers are required in every new one- and two-family dwelling and townhouse under California Residential Code Section R313, designed and installed per the California-adopted edition of NFPA 13D. Sprinklers are required throughout all dwelling areas including attached garages (California amendment to NFPA 13D), basements, carports, and areas accessible for storage; bathrooms under 55 square feet, small storage closets without mechanical equipment, unfinished attics, and open porches may be omitted under NFPA 13D. (2) NFPA 13R sprinkler systems are required in residential occupancies up to 4 stories, NFPA 13 for larger commercial occupancies. (3) Maintenance and inspection follow NFPA 25 β monthly, quarterly, semi-annual, annual, 3-year, and 5-year tests. (4) Balcony inspections: California Senate Bills 326 (Civil Code Section 5551 β common interest developments / condos) and 721 (Health & Safety Code Section 17973 β buildings with three or more multifamily units) require periodic inspections of exterior elevated elements. The first SB 326 inspection deadline was January 1, 2025 and the SB 721 deadline for non-CID multifamily is January 1, 2026.
