Champaign, IL Building Setbacks & Zoning: Lot Coverage Limits (2026)

Champaign's zoning code defines "Lot coverage" as "that portion of the lot that is covered by buildings and structures," per the Chapter 37 definitions section. That percentage limit, however, is only imposed by name in Table IV-B, "Development Standards for In-Town Zoning Districts," adopted under Sec. " The table sets IT-SF1 (In-Town Single-Family) and IT-SF2 (In-Town Single and Two-Family) at 35% maximum lot coverage, paired with a maximum building footprint of 1,750 square feet (2,250 for one-story homes). A footnote to the table exempts Schools, K-12 from both the footprint and lot-coverage limits.
