Sec. " Table IV-A sets a flat 35-foot maximum in both single-family districts, SF1 and SF2. " The MFUniv district (university-oriented multifamily housing) is capped at 75 feet, far above the surrounding residential districts, while downtown CB districts run from 85 to 175 feet by table entry. Sec. 37-217(b) and (c) resolve corner lots and multi-frontage lots by using the widest adjoining street's right-of-way to compute the height, and treat plazas and pedestrian ways as part of that right-of-way width. Sec. 37-218 carves out narrow exceptions to the table limits: religious, school and public-assembly buildings in the SF1, SF2, IT-SF1 and IT-SF2 districts may exceed the cap if side and rear yards grow one extra foot for every three feet of added height; steeples, chimneys, flagpoles, water tanks and similar features may rise above the limit outright; and rooftop mechanical equipment enclosures may exceed the district height only if no single dimension exceeds 50 percent of the corresponding lot-line frontage and the equipment covers no more than 25 percent of the lot area.
Detached accessory structures such as garages and sheds in residential districts are separately capped at 18 feet, or the height of the principal structure if lower, under Sec. 37-222(a)(2).
Violations & Fines
Building Safety Division inspectors and the Zoning Administrator may issue a stop-work order on any construction exceeding Table IV-A height limits under Sec. 2-275(1), and no person may continue work after such an order issues. Violating a stop-work order is a separate offense under Sec. 2-276, with each additional day of continued work counted as its own violation. Absent a specific fine elsewhere in the Code, Sec. 1-21(c) sets the general penalty at not less than $1.00 nor more than $750.00 per offense, or 1 to 100 hours of public service work.
