Garden Grove, CA Building Setbacks & Zoning: Lot Coverage Limits (2026)

Garden Grove regulates lot coverage through Zoning Code Title 9.16 development standards. Lot coverage is calculated as the total ground-floor area of all roofed structures (including the main dwelling, attached garage, detached garage, sheds, covered patios, and carports) divided by the total lot area. In R-1 residential zones, the maximum lot coverage is typically 40-50% depending on the specific sub-district and lot size. Covered patios and pergolas with solid roofing count toward lot coverage. Open lattice or shade structures with less than 50% solid cover may be exempt from lot coverage calculations. Swimming pools, uncovered decks at grade, and hardscaped areas such as driveways and patios without overhead cover do not count toward structural lot coverage but may be regulated separately under impervious surface or landscaping requirements. ADUs are subject to lot coverage calculations but California Government Code Section 65852.2 may allow ADUs up to 800 square feet regardless of lot coverage limits on lots with existing single-family homes. The remaining uncovered area must generally include usable yard space with a minimum dimension. Lot coverage variances require Planning Commission approval through the variance process.
