Lyon County, NV Building Setbacks & Zoning: Lot Coverage Limits (2026)

Chapter 342 of Title 15 of the Lyon County Code sets development standards for duplexes built in unincorporated Lyon County, Nevada. Under § 15.342.02, a duplex is allowed outright, subject to the underlying zone's lot-size requirements, in the SR-12000, SR-9000, NR, NR-H, MFR, CMU-R, CMU-S, CMU-H, HMU-R, HMU-S, EMU and RMU zoning districts. Section 15.342.03(B) sets an 8,000-square-foot minimum lot area for any duplex lot, unless another provision of Title 15 sets a different figure. Subsection (F), Building Coverage, is the county's actual lot-coverage cap for duplex development: a duplex, together with any accessory buildings on the same lot, cannot cover more than 45 percent of the individual lot area, no matter the size of the parcel.

Subsection (D) caps the height of any duplex structure at 35 feet. The chapter also requires each duplex project to sit on a lot bordering a public street under § 15.342.03(G) and, under § 15.342.04, varies the front setback of abutting duplex units so that no more than two adjoining duplexes share the same setback and roofline treatment, keeping a row of duplexes from reading as one long building. Lyon County's parallel chapter for townhouses, chapter 345, applies the identical 45 percent building-coverage cap to townhouse development, so the figure is the county's standard lot-coverage ceiling for its attached-housing types rather than a number unique to duplexes alone.
