Lyon County, NV Fence Regulations: Height Limits (2026)

Chapter 348 of Title 15 of the Lyon County Code sets multi-family residential design standards for unincorporated Lyon County, Nevada. Section 15.348.08, Landscaping, Fences and Walls, requires multi-family developments to landscape at least 15 percent of the site under subsection (A), with a mix of ground cover, shrubs at least 24 inches high and trees at least two inches in caliper diameter measured at breast height, and to install 4.5-foot-wide planter strips along public and private street frontages under subsection (B). Subsection (D) is the fence-height rule: fences located in a front yard, or along any frontage the project relies on to meet the chapter's building-orientation standard, cannot exceed 3 feet in height.

Fences placed in other yards on the same site are not capped by a number in this section; instead they must comply with the fence standards in the Lyon County Design Criteria and Improvement Standards and Specifications, the county's separate engineering manual kept on file in appendix B, so a side or rear fence on a multi-family site is measured against that manual rather than against § 15.348.08 itself. The 3-foot front-yard figure exists because the chapter wants sightlines into and through a multi-family site to stay open from the street, tied to the same landscaping and orientation standards referenced in § 15.348.07's figure 15.348-6.

Single-family, duplex and townhouse projects elsewhere in Title 15 are not governed by this section; each of those chapters sets its own site standards and does not repeat a numeric fence-height cap.
