Table 2-2 in § 9102.01.030 governs the single-family zones R-M, R-0 and R-1. Front setbacks are 25 ft in R-M, 35 ft in R-0, and 25 ft in R-1. Section 9102.01.040.A adds averaging: in R-M the front setback is the average of the two nearest developed lots on the same street, in R-0 it is the greater of 35 feet and that average, and in R-1 the greater of 25 feet and that average. First-story interior side setbacks are 10 ft or 10% of lot width, whichever is greater, capped at 15 ft as a required setback in R-M; 10 ft or 10% in R-0; and 5 ft or 10% in R-1.

Second-story interior sides are 15 ft or 20% of lot width in R-M and R-0, and 10 ft or 20% in R-1. The street side of a corner lot is 20 ft in all three zones, and reverse corner lots are 20 ft in R-M and 25 ft in R-0 and R-1. Rear setbacks for a first or single story are 25 ft in R-M, 35 ft in R-0 and 25 ft in R-1, while the second story is 35 ft in all three, with an added foot of rear setback on each story for every 10 feet of lot depth above 150 feet.

Homeowners association areas have their own Table 2-3-2 columns: Santa Anita Oaks is 65 ft in front, with 60 ft for Tract 13544, 55 ft for Tracts 13345 and 11013, and 50 ft for Tract 14656; Upper Rancho is 50 ft; Lower Rancho is 35 ft; Santa Anita Village and the Highlands are 25 ft. Multifamily Table 2-6 in § 9102.01.090 sets R-2, R-3-R and R-3 at 25 ft front, 10 ft side interior, 25 ft corner side and 10 ft rear. Setbacks are measured horizontally at the shortest distance (§ 9103.01.020), and no parking is allowed within required front or street side setbacks (§ 9102.01.040.B).
