Lynwood, CA Building Setbacks & Zoning: Structure Height Limits (2026)

Section 25-10-10 of the Lynwood zoning code sends building height regulation to the individual zoning district articles, Articles 20 through 40 of Chapter 25, and directs that height 'shall be defined and measured as prescribed in the California building code.' For the four residential districts, Table 20-1 under Section 25-20-3 fixes that number at a flat 35 feet, the same ceiling for single-family R-1, the medium-density R-2 townhouse and duplex zone, the high-density R-3 apartment and condominium zone, and the Planned Residential Development (PRD) zone.

Note 2 to Table 20-1 exempts antennas, as defined in the zoning code, from this height requirement entirely, so a rooftop antenna does not count against the 35-foot ceiling the way an added story or roof structure would. Because the height limit is the same across every residential zone, the practical differences between R-1, R-2, R-3 and PRD in Lynwood come from lot coverage, density and setback standards elsewhere in Table 20-1 rather than from how tall a building may rise. A project that needs to exceed 35 feet, such as a taller senior housing or affordable housing development, would have to pursue a variance under Article 140 or a discretionary approval such as a conditional use permit rather than build by right.
