Lynwood caps building height at 35 feet in the R-1, R-2, R-3 and PRD residential zones. Building height is defined and measured as prescribed in the California Building Code, and exempt antennas are excluded from height limits.
Lynwood Municipal Code Article 25-20 sets the maximum building height at thirty-five feet (35') in the R-1, R-2, R-3 and PRD residential districts. Section 25-10-11 provides that height limits for buildings are described in Articles 20 through 40 for each zoning district, and that building height is defined and measured as prescribed in the California Building Code. Exempt antennas, as defined in the zoning code, are excluded from height requirements. Fences, walls and hedges are measured separately from finished grade under Section 25-10-12 and are capped at six feet behind the front setback in residential zones. Roof appurtenances such as air conditioning and mechanical equipment must be architecturally screened from public streets and adjacent residential properties.
Structures exceeding 35 feet require a variance. Building height is verified against the California Building Code definition during plan review and permitting.
