Structure height limits under NLVMC Title 17 are typically 30-35 ft for single-family homes and 75 ft+ in commercial and industrial zones. Nellis AFB airspace overlays apply throughout the city.
North Las Vegas Municipal Code Title 17 (Zoning) sets maximum building heights by district. R-E and R-1 single-family residential zones generally allow buildings up to 30 to 35 feet measured from grade. Multi-family R-3 zones permit 40 feet or more depending on the district, while commercial C-2 and industrial M-1 and M-2 zones allow 50, 75, or higher heights with site plan review. Critical to North Las Vegas: most of the city falls within FAA Part 77 airspace approach and transitional surfaces for Nellis Air Force Base and the North Las Vegas Airport. Any structure exceeding 200 feet, or shorter structures within specific approach corridors, requires FAA Form 7460 notice of proposed construction. The Nellis AICUZ (Air Installation Compatible Use Zone) imposes additional height and use limits in approach paths. PUDs and master-planned communities such as Aliante and Eldorado have recorded height standards in approved development plans that may be more restrictive than base zoning. Rooftop equipment, antennas, parapets, and architectural features have separate height projection rules.
Height violations require variance approval, retroactive permits, or removal. The Planning Commission may also require FAA review for structures exceeding airspace surfaces.
