Oak Lawn, IL Building Setbacks & Zoning: Structure Height Limits (2026)

Oak Lawn Village Code § 4-5A-3(A) caps single-family homes in the R-1 district at two and one-half stories and 30 feet, under the zoning title's general height rules. Homeowners can add up to 15 more feet, never more than 2½ stories, by increasing side and rear yard setbacks one foot for every extra foot of height, per § 4-2-8(B). The R-2 multi-family district (§ 4-5B-3(A)(1)) uses the identical 30-foot baseline. Public, semipublic, and religious buildings, water towers, and similar structures follow separate exceptions listed in § 4-2-8. Violations of the zoning title carry a fine of up to $750 per day under § 4-2-11.
