Satellite Beach, FL Building Setbacks & Zoning: Structure Height Limits (2026)

Satellite Beach measures maximum building height separately for each zoning district in Chapter 30, Article IV. The R-1A single-family district, the city's largest-lot district at 20,000 square feet minimum, allows the tallest single-family homes at 40 feet under § 30-407(d)(3). The R-1, R-2, R-3, R-4 and R-5 single-family districts cap height at 35 feet (§§ 30-408 through 30-412); in the R-1 district, § 30-408(d)(3) further requires that all roof coverings be tile, composition dimensional shingle, or metal. The two-family RM-1 district also caps height at 35 feet.

The RM-3 residential-mixed use district splits its limit by location: 35 feet west of Highway A1A but up to 65 feet for property east of the highway, tied to a breezeway table that requires larger open-air passageways as height increases, from a 40 percent breezeway up to 38 feet to a 60 percent breezeway for structures between 56 and 65 feet (§ 30-415(d)(7), (11)). 5(c)(5)). Commercial (C) district buildings are capped at 35 feet west of Highway A1A and 65 feet east of it, and flat roofs must be screened so they are not visible from the street under the architectural design guidelines of § 30-422(b).
