Terrebonne Parish, LA Building Setbacks & Zoning: Structure Height Limits (2026)

Terrebonne Parish Code section 28-47(a)(3) sets the building height limit for R-1 Single-Family Residential Districts: no structure shall be erected or altered to exceed thirty-five feet, except as provided in article IV. The same 35-foot cap carries over for R-2 Two-Family Districts (low density) and R-2M Two-Family Districts (high density) under sections 28-47(b)(3) and (c). The limit applies only within the zoned areas of Terrebonne Parish, chiefly the former City of Houma, where Chapter 28 zoning is in force; most of the rest of the parish is unzoned and not governed by this district-by-district height table.

Article IV's supplementary regulations can adjust the standard cap for specific structure types, and a property owner whose plans cannot meet the 35-foot limit may seek relief through the board of adjustment's special exception process under Article IX, which reviews each site's particular characteristics before granting a variance. Elsewhere in the same chapter, commercial districts are treated differently: the C-1 Central Business District allows structures up to 100 feet, illustrating how the height limit tightens specifically in residential zoning to protect neighborhood character.
