Las Vegas, NV Business Licensing & Operations: Auto Repair on Residential Property (2026)

Las Vegas allows vehicle repair as an accessory use on residential property, but only within tight limits set by the "Vehicle Parking, Storage or Repair in Residential Zoning Districts" conditional use in LVMC 19.12.070. Motor vehicles may be parked, stored or repaired on a residential lot only if the activity is "accessory and incidental to the use of the property for residential purposes" and does not create a nuisance, health or fire hazard, or a detrimental effect on the neighborhood.

The repair itself is restricted to the resident: the code states plainly that "no vehicle may be repaired unless it is owned by a permanent resident at the location where the repair takes place," which rules out taking in a friend's or customer's car for pay. Outdoor repair work is also time-boxed to no later than 9:00 p.m. or earlier than 7:00 a.m., and a mechanically inoperable vehicle must be kept in a garage, shed or other enclosure, or screened in a rear yard behind a 6-foot fence, while it's worked on or waiting for repair.

Running an actual auto repair business out of a Las Vegas home is separately barred. LVMC 19.16.180(G)(1)(e)(i), the Home Occupation Permit's list of prohibited activities, states that "on-site repair, painting or body work pertaining to motor vehicles or trailers" is never permitted as a home occupation. A mobile repair service that works off-site is instead routed back to the same 19.12.070 conditional-use limitations. Together the two sections mean a resident can work on their own vehicle at home within the hours and enclosure rules, but cannot open a repair shop or take in customers' cars.
