San Antonio, TX Business Licensing & Operations: Auto Repair on Residential Property (2026)

Sec. 35-378(b) of the Unified Development Code lists categories of business that can never operate as a home occupation in San Antonio's residential zoning districts, and vehicle painting, service, or repair heads that list under subsection (b)(1). The prohibition applies regardless of scale: there is no threshold for occasional versus regular repair work, no exemption for working on a resident's own vehicles for pay, and no waiver process built into the section. The same subsection separately bars animal hospitals, kennels and stables, restaurants and catering aside from cottage foods, sexually oriented businesses, and the sale of alcohol or drugs, placing auto repair in the same tier of uses the code treats as fundamentally incompatible with residential character rather than merely traffic-heavy or noisy.

A resident who wants to run an auto repair or auto body operation must instead locate in a zoning district that permits the use outright or by specific use authorization, most commercially and industrially zoned districts under the Table 311-2 use matrix, and obtain the applicable Development Services permits and certificate of occupancy for that use. Operating from a home, garage, or driveway as a business, rather than simply performing personal maintenance on a resident's own vehicle, falls within the ban even if the work generates no visible outdoor storage or advertising.
