St. Louis, MO Business Licensing & Operations: Auto Repair on Residential Property (2026)

St. Louis Revised Code § 26.80.060.B lists uses that are prohibited as home occupations outright, not merely restricted. Item 10 names "automobile repair or paint shops, sales and leasing of new or used autos and auto detailing and washing" specifically. This sits in a separate bucket from the general home-occupation standards in Subsection A (things like no signage, no outside storage, no non-resident employees): those standards describe what a permitted home occupation must look like, but Subsection B removes auto repair from eligibility entirely. Unlike the Subsection C list (home daycares, contractor offices, recording studios), which can seek a conditional-use waiver from the Zoning Administrator under § 26.80.010, auto repair is not on that list either, so there is no discretionary path to approval at a residence.
