Wichita, KS Business Licensing & Operations: Auto Repair on Residential Property (2026)

Under the Wichita-Sedgwick County Unified Zoning Code's home occupation standards (Article IV, Sec. IV-E), a business run out of a house is regulated as an Accessory Use, but Sec. 6 flatly excludes Vehicle Repair, General and Limited from the uses that can qualify, alongside Animal Care, Bed and Breakfast Inns, contractor's storage, funeral homes, kennels, and restaurants, unless the exception in Sec. 8 applies. That exception exists only for rural home occupations, a narrower category available solely to lots zoned RR (Rural Residential) or SF-20 that sit on a public road and contain at least two acres, per Sec.

7. A rural home occupation must also sit at least 75 feet from any off-site residence, may use an accessory structure up to the size of the main house or 3,000 square feet, whichever is greater, and can employ up to the equivalent of four full-time workers. Within that rural carve-out, Sec. e specifically permits vehicle repair, limited and general, but general repair work, meaning painting or body work, must happen entirely inside an enclosed structure; limited repair, such as tune-ups, brakes, or tires, may be done outdoors as a rural home occupation.

Everywhere else in the city, including standard single-family SF-5 and SF-10 zoning, operating any paying vehicle repair business from a house, garage, or driveway sits outside the home occupation rules entirely, no matter how small the operation is. A homeowner who wants to run a repair shop from a standard residential lot has no path to a home occupation permit for it; the only routes are relocating to a commercially or industrially zoned property or qualifying for the rural exception on a large RR or SF-20 parcel.

The Zoning Administrator enforces the Unified Zoning Code, and a use found operating in violation of the home occupation standards is subject to the City's zoning enforcement process.
