Arizona has no just-cause eviction law. The Arizona Residential Landlord and Tenant Act, A.R.S. Β§33-1301 et seq., governs across Coconino County. A landlord may end a month-to-month tenancy with thirty days' notice, but must serve a five-day notice for nonpayment and go through court. Self-help lockouts are illegal.
A.R.S. Β§33-1368(B)
If rent is unpaid when due and the tenant fails to pay rent within five days after written notice by the landlord of nonpayment and the landlord's intention to terminate the rental agreement if the rent is not paid within that period of time, the landlord may terminate the rental agreement by filing a special detainer action pursuant to section 33-1377.
Arizona requires every residential rental owner to register the property with the county assessor under A.R.S. Β§33-1902.
