Unincorporated Florence County sets minimum front, side and rear yard setbacks by zoning district in Table III. Sec. 30-30 requires a 25-foot front setback and 10-foot side/30-foot rear setbacks on standard R-1 lots, with wider side and rear buffers, up to 50 and 60 feet, when a non-residential use sits next to a home.

Structure Height Limits

Unincorporated Florence County caps building height at 38 feet in its standard single-family districts, R-1 through R-4, and RU-1, RU-1A and RU-2, under Table III. The R-5 and R-5A multi-family districts allow up to four stories, and commercial buildings over 35 feet need fire department sign-off on ladder access.

Lot Coverage Limits

Unincorporated Florence County caps how much of a lot may be covered by buildings and pavement through Table III's impervious surface ratio. Sec. 30-30 limits R-1 single-family lots to 40 percent impervious cover and the RU-2 rural resource district to just 20 percent, while the B-4 downtown commercial district allows up to 100 percent.
