Sanford, FL Environmental Rules: Boat Dock Permits (2026)

Schedule M, Section 4.2 of the Sanford Land Development Regulations requires development plan review, meaning site plan or permit approval, before any docking facility is built on the City's water bodies and waterways. No dock may occupy more than 25 percent of the waterway width, measured from the center of the dock to the mean high water line of the opposite shore, and no dock may impede navigation, sit over productive submerged grass beds, or occupy a required setback area. Section 4.3 sets the standards for a noncommercial single-family dock: a maximum access pier width of six feet, a maximum total platform area of 300 square feet, a 25-foot setback from riparian lines (which can be reduced with adjacent owners' written consent), and a maximum length of 200 feet measured perpendicular to the ordinary high water line, extendable only to reach a four-foot navigable depth.

No more than two vessels may be moored, and a boat shelter is capped at 500 square feet and 20 feet in height. Commercial and multi-dock facilities under Sections 4.4 and 4.5 face proportionally larger platform allowances but longer riparian setbacks, up to 50 feet from residential riparian lines, plus off-street parking requirements of one space per five slips. State and federal permits from agencies such as the Department of Environmental Protection or the Army Corps of Engineers must be obtained before the City issues its own development order under Section 4.2.E.
