Escondido, CA Fence Regulations: Height Limits (2026)

Section 33-1080 sets Escondido's residential fence heights by yard and zone. In single-family zones, fences, walls, or hedges in front and street-side setbacks cannot exceed three feet if less than 50% open, or three and a half feet if at least 50% open. In interior side and rear setbacks the limit is six feet, rising to eight feet when the lot abuts a public facility, multifamily, commercial, or industrial zone, subject to the community development director's approval and the design criteria in Section 33-1081(a)-(b). Outside any required setback, fences may reach eight feet.

Multifamily zones allow six-foot fences in front and street-side setbacks with the director's approval, and eight feet in interior side and rear setbacks. Commercial and industrial zones follow the same single-family front-setback limits but must also preserve adequate sight distance under Section 33-1081(b). Special exceptions exist for play field fencing (up to 15 feet with a five-foot property-line setback), school common-area fencing (up to 10 feet of open wire construction), and security fencing around commercial, industrial, or public-facility uses (up to eight feet). Section 33-1081(b) governs sight distance at intersections: no solid fence taller than three feet, and no support post or pilaster wider than 12 inches, may stand inside the sight triangle.

At driveways, that triangle connects points 10 feet from the street along each side of the driveway and 10 feet from the driveway return along the street. At non-signalized street corners, the triangle connects points measured 25 feet from the curb return along each street frontage. Fences on classified roads must meet engineering department sight-distance standards.
