Farmersville, TX Fence Regulations: Height Limits (2026)

Section 77-69(b) of the Screening, Fence and Wall Regulations sets the baseline height rules for any wall, fence or screening device that is not already required as a buffer under subsection (a). In a required front yard, a fence or wall cannot exceed 40 inches, and it must be at least 50 percent open in construction; a berm-and-fence combination is held to the same 40-inch cap. The code carves out exceptions for schools and day care centers, which may combine a fence and berm up to 60 inches if built of wrought iron or chain link, and for multifamily, independent living, assisted living or continuing care uses and any use in the LI, HI-1 or HI-2 districts, which may build up to eight feet in the front yard setback.

Behind the front yard, a fence or wall can rise to eight feet above the grade of the adjacent property, or eight feet when placed on a retaining wall, and walls screening loading docks or ground-mounted mechanical units may go higher if needed for screening. Corner visibility is separately protected: no fence, wall or other visual barrier may obstruct a driver's view approaching a street, alley or drive intersection, and at every street intersection the code requires clear vision maintained across the lot for at least 15 feet back from the property corner along both streets.
