Hialeah, FL Fence Regulations: Height Limits (2026)

Sec. 98-2121 of the Hialeah zoning code sets three baseline height limits for fences, walls and hedges in residential zoning districts: four feet along the front lot line, and six feet along both side and rear lot lines. Hedges carry an added requirement, they must also comply with the minimum standards of the latest edition of the Miami-Dade County Landscape Manual, layering a county landscaping standard on top of the city's own height cap. The section then cuts the front and side height allowance further near driveways and alleys for visibility: front or side lot line solid fences, walls and hedges on residential property, or property abutting a residential district, cannot exceed 2½ feet in height within ten feet of the edge of a driveway leading to a public right-of-way, or within ten linear feet of a public alley.

A fence built taller than that 2½-foot cap in that zone must be at least 75 percent see-through, and if the fence uses masonry columns, each column within ten feet of a right-of-way is capped at 16 inches wide, except in the HDUC district where that column limit doesn't apply. Any hedge proposed within a public right-of-way needs written permission from the city streets department under chapter 82, and the city itself is exempt from the section's height and visibility rules when developing public parks and other public facilities. The rule traces to a 1954 ordinance and was most recently amended in 2001 by Ord. No. 2001-87.
