Titusville, FL Fence Regulations: Height Limits (2026)

Titusville, Florida (Brevard County) regulates fence and wall height by zoning use and yard type under Land Development Regulations Sec. 30-182. For single-family residential uses, a fence or wall in any required front yard setback is capped at four feet, while side or rear yard fences may reach six feet. On a corner lot, the side corner yard allows six feet, but any fence exceeding four feet in that side corner yard must be set back a minimum of thirty-five feet from the property line to preserve visibility for pedestrians and vehicles; if the side corner yard abuts a collector or arterial roadway, height is capped at four feet within the minimum side corner yard setback.

No high-security fence or wall is permitted with a single-family residential use. Multifamily residential fences may reach six feet in the front, side, rear, or side corner yard. Commercial fences are barred entirely from the required front yard and side corner yard setbacks absent an exception, and capped at six feet in side or rear yards; where security needs exceed these limits, a high-security fence may be approved by the Administrator under Sec. 30-183. Industrial uses in the M-1, M-2, and M-3 districts follow the same six-foot cap, while Planned Industrial Development (PID) sites bar front-yard fencing and allow eight feet in side or rear yards, with an interior high-security fence up to twelve feet possible.

Fences must be measured on the exterior surface and include any berm or manmade improvement that would evade the height limit; support posts must face the yard's interior with the finished side toward the neighbor, except when abutting conservation lands, water bodies, commercial uses or public lands. Barbed wire, razor wire, electrified wire and glass shards are prohibited except on agricultural or approved high-security fencing.
