Arlington Heights requires smoke detectors on every level of a residence and within each sleeping area. Carbon monoxide detectors are also mandatory under Illinois law. Detectors must be maintained in working order at all times.
Under the Arlington Heights property maintenance code and Illinois state law (430 ILCS 135/), every dwelling unit must have working smoke detectors installed on each floor, within each bedroom, and outside each sleeping area. Carbon monoxide detectors are required within 15 feet of every sleeping room in homes with fuel-burning appliances or attached garages, per the Illinois Carbon Monoxide Alarm Detector Act (430 ILCS 135/10). Detectors must be hardwired with battery backup in new construction and major renovations. Battery-only detectors are acceptable in existing homes. Landlords must install and test detectors at the start of each tenancy. The Fire Prevention Bureau inspects rental properties and responds to complaints. Contact (847) 368-5250.
Failure to maintain working smoke or carbon monoxide detectors may result in code violations and fines. Landlords who fail to provide detectors face liability under Illinois law and potential fines from the village.
