Dearborn Heights, MI Fire Regulations: Smoke Detectors (2026)

Sec. 7-510 of the Dearborn Heights City Code requires every apartment, suite or sleeping area of a single or multiple dwelling unit to have at least one smoke detector capable of sensing visible or invisible products of combustion. The detector must be approved or listed by a recognized independent testing laboratory, and it must sound an alarm loud enough to warn occupants inside that dwelling unit when it activates. The section further requires at least one detector in the immediate area of every sleeping quarters, so a multi-bedroom rental needs coverage near each bedroom grouping, not just one unit-wide device.

This requirement sits in Division 4 of Article IX, the minimum housing standards article enforced by the Building and Engineering Department, alongside the kitchen, bathroom, heating and electrical standards every dwelling unit in the City of Dearborn Heights must meet before it can be occupied under Sec. 7-501. Because Sec. 7-510 is part of Article IX, an owner or occupant who fails to install or maintain a required smoke detector is subject to the general Article IX penalty at Sec. 7-488: a civil infraction fine of not more than $150.

The building and engineering director enforces the requirement through the same notice-of-violation and hearing process used for other housing-code items, serving written notice under Sec. 7-481 and allowing an appeal to the zoning or building board of appeals under Sec. 7-482 before a fine or repair order becomes final.
