Under Sammamish Municipal Code Chapter 16.05, the city adopts the 2021 Washington State Residential Code (SMC 16.05.080, based on the International Residential Code / WAC 51-51), the 2021 Washington State Building Code (SMC 16.05.070), and the 2021 Washington State Fire Code (SMC 16.05.130, WAC 51-54A). The smoke-alarm provisions in the residential code (IRC Section R314, adopted as WAC 51-51-0314) require smoke alarms inside each sleeping room, outside each separate sleeping area in the immediate vicinity of the bedrooms, and on each additional story of the dwelling. Where more than one alarm is required, the alarms must be interconnected so that activation of one sounds all of them. Hard-wired smoke alarms must receive primary power from the building wiring with a battery backup for when primary power is interrupted. Carbon monoxide alarms (IRC R315 / WAC) are required outside each separate sleeping area in the immediate vicinity of the bedrooms where fuel-fired appliances are present or an attached garage exists. Combination smoke and carbon monoxide alarms listed to UL 217 and UL 2034 may be used in sleeping areas. These requirements apply to new construction and to additions, alterations, and repairs as specified in the adopted code; landlords and homeowners are responsible for maintaining working alarms.
Failure to install or maintain required smoke and carbon monoxide alarms violates the adopted 2021 Washington State Residential and Fire Codes (SMC Ch. 16.05) and can result in building/fire-code enforcement, including correction orders during inspections.
