Brookhaven, GA Home Business: Customer Traffic Restrictions (2026)

Brookhaven Code § 27-700(b) splits home businesses into two types. Type A means household residents use the home as a place of work with no employees, customers or clients coming to the site, and it is allowed as of right with an administrative permit. Type B means household residents use the home and either one nonresident employee or customers come to the site, and it is the category that covers client visits.

Under subsection (g)(1), a Type B home occupation is allowed only if it goes through the special land use permit procedures of article X, division 3. The one carve-out is instruction, teaching or tutoring of no more than two students at one time, which needs an administrative permit under article X, division 9 instead. Under (g)(2), one nonresident employee is allowed only if no customers come to the site at any time, and a home occupation that has clients, customers or students visiting cannot have nonresident employees. The term nonresident employee includes an employee, business partner, co-owner or any other person affiliated with the business who does not live at the site but visits it. Under (e)(2), multiple Type B home occupations are prohibited at one household, and a Type A cannot run alongside a Type B.

The general regulations in (f) set the day-to-day limits. A home occupation cannot produce light, noise, vibration, odor, parking demand or traffic impacts that are not typical of a residential neighborhood in Brookhaven. Site changes such as building parking lots, adding commercial-like exterior lighting or adding a separate building entrance visible from abutting streets are prohibited by (f)(3). No window display is allowed under (f)(6), and the area for all home occupations is limited to 25 percent of the dwelling unit's floor area or 650 square feet, whichever is less.
