Brookhaven, GA Parking Rules: Commercial & Oversized Vehicles (2026)

Brookhaven Code § 27-900 is short and flat. The parking of commercial motor vehicles, as defined in O.C.G.A § 40-1-1, is prohibited on R-zoned lots. The code borrows that state definition by reference, so the city's ban follows whatever vehicles the state definition covers, and the prohibition is tied to the zoning of the lot, not to the type of street.

Five exceptions are printed in the section. The ban does not apply to law enforcement vehicles. It does not apply to vehicles actively engaged in construction, or contractor services on the subject property, which lets a contractor's truck work at a house under renovation. It does not apply to vehicles within a completely enclosed building, so a delivery van kept inside a closed garage is outside the ban. It does not apply to the temporary parking, defined as 12 hours or less, of vehicles for the purpose of loading or unloading. And it does not apply when the subject lot is occupied by an allowed nonresidential use.

The rule ties into the home occupation limits. Under § 27-700(f)(8), a home business can use only passenger automobiles, passenger vans and passenger trucks, and no other types of vehicles can be parked or stored on its premises. Tow truck services and taxi, limo, van or bus services are listed as prohibited home occupations in § 27-700(d). Recreational vehicles and trailers are handled separately in § 27-901.

Community Development enforces the zoning ordinance in the City of Brookhaven, Georgia, and the Brookhaven Police Department handles traffic and parking matters on public streets.
