AMC Title 21 Section 21.05.060 (home occupations) permits most low-impact businesses to operate from a residence with a home-occupation license issued by Development Services. Standards: business activity must be incidental and secondary to the residential use; no more than one non-resident employee on site; no more than 25 percent of the dwelling floor area used for the business; no outdoor storage of business materials visible from the street; no alteration of the exterior that indicates a business use (beyond allowed signage); and client traffic limited to keep the neighborhood residential in character. Prohibited home occupations include auto repair, commercial kennels, funeral services, and manufacturing involving hazardous materials. A separate MOA business license is also required for almost all commercial activity. Short-term rentals operate under the separate 2023 STR ordinance rather than the home-occupation rules.
