In residential zoning districts the Howard County Zoning Regulations treat commercial-vehicle parking as a limited accessory use. Off-street parking is capped at one commercial vehicle on lots of less than three acres and two commercial vehicles on lots of three or more acres. Storage of unregistered, inoperable, wrecked, dismantled, or destroyed vehicles is generally prohibited except as allowed under supplementary regulations. Because Howard County is unincorporated countywide, these zoning caps apply in Columbia, Ellicott City, Elkridge and elsewhere. HOA and Columbia Association covenants commonly ban commercial vehicles from residential streets and driveways entirely.
