Orlando, FL Parking Rules: Commercial & Oversized Vehicles (2026)

Section 58.926 bans commercial vehicles from residential and office districts almost entirely: 'The parking of commercial vehicles is prohibited on the public streets or on or within privately owned driveways or property within all residential or office districts,' with only two carve-outs, active loading or unloading, or storage inside 'a completely enclosed private garage.' Even that garage exception has a hard ceiling: Section 58.927 caps any commercial vehicle stored in a residential district, garage or not, at a gross vehicle load rating of 20,000 pounds, so a heavy box truck or semi-tractor can't be hidden in a garage to get around the ban.

Recreational vehicles get a separate, more permissive set of rules under the same Part. An RV may sit in a side or rear yard if it is 10½ feet or less in height, 25 feet or less in length, parked on a paved surface reachable by an approved driveway, screened by a 6-foot solid wall or fence, and set back at least 5 feet from the side and rear lot lines and from any building. RVs used purely for loading and unloading are capped at 36 hours, and larger RVs that don't meet those standards need a variance under Chapter 65, Part 2J. RVs lawfully parked under a prior permit or variance before the rule took effect keep their nonconforming status under Chapter 58, Part 7D. None of these RV allowances apply to commercial trucks, which stay barred from residential streets, driveways and yards outside the loading exception.
