Trenton, NJ Parking Rules: Commercial & Oversized Vehicles (2026)

A splits commercial vehicles into two tiers. On residential lots, the baseline rule is an outright ban on outdoor commercial-vehicle parking. The only exceptions are vehicles actively loading, unloading, or working at the adjacent premises, and 'standard size passenger motor vehicles' such as vans, sports utility vehicles, standard-size livery vehicles, and pickup trucks, which may be stored or parked overnight in a permitted parking area even if they carry a painted business logo. Every other commercial vehicle, including semi-truck tractor units with or without trailers, commercial trailers, flatbed trucks, box vans and box trucks, buses, tow trucks, construction vehicles, and oversized livery vehicles such as limousines, may not be stored or parked outdoors overnight on a residential lot under any circumstance.

On nonresidential lots the rule flips: logo-bearing commercial vehicles that are actively operated and stored in the normal course of business, such as delivery trucks, promotional vehicles, moving vans, and rental trucks, are permitted in areas related to their use, provided displaying the sign is not the vehicle's primary purpose and the vehicle stays in operable condition. The rule sits inside Article 10's parking standards and is enforced the same way as other zoning violations, through the Zoning Officer's inspection and written-notice process before any court action.
