In unincorporated Orange County, Codified Ordinance Sec. 3-13-4(15) makes it unlawful to keep or store in any residential zone (or on residentially-developed property) construction or business equipment, commercial containers, buses, tow trucks, dump trucks, flatbed trucks, tractors, tractor-trailers, truck trailers, or any commercial vehicle over 25 feet long, 8 feet high, or 90 inches wide.
The County of Orange Codified Ordinance Sec. 3-13-4(15) lists prohibited conduct on residential property in unincorporated county territory. It is unlawful to keep, store, or maintain in any residential zone or on any residentially-developed property: (a) construction and/or business equipment, supplies, materials, or machinery of any type, or commercial containers; (b) buses, tow trucks, dump trucks, flatbed trucks, tractors, tractor-trailers, or truck trailers; or (c) any other commercial vehicle over 25 feet long or 8 feet in height or 90 inches wide. The vehicle-storage table (Table 3-13-6(c)) likewise excludes those heavy commercial vehicles from the residential storage allowances. On public streets, the California Vehicle Code controls: CVC 22507 authorizes local authorities to restrict commercial-vehicle parking, and posting requirements apply before residential commercial-vehicle parking limits take effect. OC Neighborhood Preservation lists 'Commercial Vehicle in Residential Zone' among its common violations, tied to Title 3, Division 13. Property owners should keep large commercial vehicles, trailers, and equipment off residential lots and in properly zoned commercial or industrial locations, or in approved enclosed/screened storage where permitted.
Keeping a prohibited commercial vehicle, trailer, or business equipment on residential property in the unincorporated county violates Sec. 3-13-4(15) and is investigated by OC Neighborhood Preservation, with penalties under Sec. 1-1-34 and Sec. 1-1-39. On public streets, commercial-vehicle parking restrictions adopted under CVC 22507 are enforced by the OC Sheriff once required signs are posted. Report violations via the Neighborhood Preservation Hotline or myOCeServices portal.
