Miramar, FL Parking Rules: Loading Zones (2026)

1 of the Land Development Code requires adequate space for loading, unloading, delivery and shipping to be provided and maintained on the same lot as the building it serves, and defines an off-street loading space as an area at grade at least 10 feet wide by 25 feet long with 14 feet of vertical clearance, directly accessible from a street or alley without crossing another required loading space. 2 sets the count by use and floor area: a retail store, warehouse, wholesale establishment, industrial plant, factory, freight terminal, market, restaurant, funeral home, laundry or dry cleaner needs 1 space up to 25,000 square feet, 2 spaces from 25,000 to 100,000 square feet, and 4 spaces over 100,000 square feet, plus one more for each additional 90,000 square feet past 290,000.

A convenience store needs 1 space, and each hotel or motel needs 1 space per building regardless of room count. An auditorium, convention hall, museum, sports arena, stadium or hospital needs 1 space between 20,000 and 50,000 square feet and 2 spaces above that. The code bars double-counting: loading facilities built for one use cannot satisfy another use's requirement, and space credited toward required off-street parking cannot also count toward loading. Two or more buildings may share a collective loading facility only if it equals or exceeds their combined requirement and remains usable by all of them, and any unspecified use is sized against the closest listed comparable.
