Zoning Code Ch. 22 requires RVs and boats on residential lots to be on improved surfaces behind the front building line. Street storage limited to 72 hours for loading/unloading.
Oro Valley Zoning Code Chapter 22 establishes parking and loading standards for all zones. Recreational vehicles, boats, trailers, and similar equipment may be stored on residential lots provided they are parked on an improved surface (concrete, asphalt, or approved pavers) and located behind the front building setback line. Vehicles must not encroach into required side yard setbacks. RVs stored on residential property may not be occupied as living quarters or connected to utilities for habitation purposes. Street parking of recreational vehicles is limited to 72 hours for active loading or unloading; vehicles parked beyond this period may be cited and towed. Inoperable recreational vehicles must comply with the town's abandoned vehicle provisions. Many Oro Valley HOAs, particularly in master-planned communities like Rancho Vistoso, Sun City Oro Valley, and Steam Pump Village, impose stricter restrictions that may prohibit visible RV and boat storage entirely or require screened enclosures. The town does not operate public RV storage facilities, but commercial storage yards are available along Oracle Road and in the Tangerine Road corridor.
Street storage beyond 72 hours: warning followed by citation. Unscreened storage in front yard: zoning violation with notice to comply. HOA violations are enforced separately through CC&R mechanisms.
